Thinking of Selling Your Home Yourself?

Selling a home is far more than just placing a “For Sale” sign in the front yard.  Have you considered:

*How do you determine your selling price? 
A home’s value is based on what a ready, willing          
and able buyer is willing to pay for your home, in
its present condition, in today’s market. Without
access to comparable sales, how will you determine
that? Even if you knew what your neighbors got for
their homes, you would have to be able to compare
“apples to apples’ to determine why it sold for what it did.

*How will you market your home? There are lots of online “For Sale by Owner” websites but their advertising is limited to their site only. Craigslist can work for some, yet as more listings are uploaded, yours gets pushed to the bottom of the pile. Print advertising is limited and costly.

*How do you know if the buyer is qualified to purchase? Are you willing to ask those personal questions and have folks present you with either documentation from their bank or proof of funds?

*Are you a skilled negotiator? How do you recognize a good deal? (Hint, it’s not always about the money)  

*How will you handle contingencies? Many buyers have their current home to sell. How do you coordinate the two sales? What about issues that arise from the home inspection?

 The fact is that 88% of folks that try to go it on their own, eventually end up listing with a REALTOR®.  Real estate is what they do everyday and what they have spent countless hours training for. Having the peace of mind that the sale of your most precious asset is in the hands of a trained professional is priceless. Why would you not want an expert on your side?
